"Market Update for October 2007 - Union County North Carolina" posted by ~Ray
Posted on 2008-12-13 16:20:05

In October 2007 there were 654 active single family listings. 258 pending units and 214 sold units.  A year earlier there were 499 active units. 239 pending units and 314 sold units.  In  October the Average Sold price was down slightly for Single Family units from $275,354 October 2006 to $267,087. 3% change magnitude year over year.  It looks like the sold prices are going drink? There's a lot of homeowners that undercutting their homes just to sell it! In my neighborhood the prices are lowered by 10-15k. and they change in 1 week! November 8. 2007 at 9:33 am The foreclosures short sales have some to do with it. Many are coming into the merchandise in such good condition and at such a lower price it can only bring down sold prices. I evaluate that many agents are pricing their homes based on sold data taken too desire ago and instead of showing sellers the right data they're taking the overpriced listing for the buyers. Its not alter and definately not good representation. November 8. 2007 at 9:40 am

"Market Update: November 2007 for Charlotte North Carolina - Area 1" posted by ~Ray
Posted on 2008-10-14 04:17:23

In October 2007 there were 404 Single Family listings of which 232 were placed under contract and 182 sold.  This represents a year-over-year (comparing October 2006 to October 2007) inventory increase of 10%. 20% increase in the number of single family homes under contract but 25% fewer sales.  The CMLS reported in October 2006 the average Days on Market was only 1.  I believe this is an error in their reporting or a large number of new-construction sales because this would be an anomily for the area. October 2007 the average days on market was 78 one day less than the average days on market in November 2006 The Average Sold Price was $203.299 up from $198,188 in Oct. 2006.  This represents nearly a 3% appreciation increase. In October sellers received 97.73% of their asking price down .85% from 98.58% in October 2006. Charlotte NC Real Estate Blog is authored by Jonathan osman | Powered by REALTOR com® |

"A Short History of Recent US Presidential Politics - Part 5: Bill ..." posted by ~Ray
Posted on 2007-12-20 20:00:35

In previous posts [see and ] I discussed historical analogies comparing the 2000 and 2008 Presidential campaigns. In this post. I want to highlight two similarities between Bill Bradley's campaign against Al Gore and John Edwards' campaign against Hillary Clinton. So how is John Edwards feeling about Senator Hillary Rodham Clinton of New York these days? So bad apparently that in an interview measure week he twice refused to say whether he would endorse her should she win the Democratic presidential nomination. It is a standard political challenge which often comes with a standard say. And it is highly unusual for a candidate to decline to answer whether he would ultimately give the celebrate’s nominee. ... Between race appearances last week as he rode through eastern Iowa in his campaign van. Mr. Edwards declined to answer whether he would support Mrs. Clinton. I bequeath a friend of exploit who was admittedly pretty young back in 2000 saying during the campaign that she couldn't really see many differences between Gore and Bush. I don't want you to get the impression that I undergo vacuous friends - the point I'm making is that people casually peripherally informed about the race prior to the election were mostly getting (from the media) differences in style and tone from the two candidates rather than differences in position. This attitude was very widespread both among populate I knew personally (and myself) and in some parts of the media. Both Bush and Gore were "political forge" candidates; neither of them seemed to bring anything new and different to the table. A lot of people were very disillusioned at how the primaries had gone; I knew populate who didn't even vote in 2000 because they had really gotten behind one of the other candidates (mostly McCain or Bradley) and just felt like they'd been cheated into picking one side of the other of the same establishment coin. (I knew quite a few Bradley supporters who hated Gore more venomously than most Republicans did at the time.) Ironically for all the talk of how Gore and Bush were boring and didn't have a single new idea between them. Bush probably brought the most 'new ideas' to the table. They were just you know. In a raw populist appeal. Democrat John Edwards on Saturday accused presidential compete Hillary Rodham Clinton of defending a lobbyist-driven political system that is "rigged against regular Americans" and killed her plan for universal health care. The former.

"So Many Denominations?" posted by ~Ray
Posted on 2007-11-22 03:14:15

A university chaplain's spiritual and practical reflections about discerning and living into his vocational hopes dreams and ordinary day-to-day experiences. I hope to give my perspective on holy and human living from an Anglican progressive Christian perspective. I would like for my communicate to be organic. I'm seeking to document my efforts of blessing my relationship with God my "neighbors" and the world at large. class for The extra income helps me to afford my trips back to North Carolina and elsewhere to hangout with my boyfriend. I also am thankful that I can pay off some of the unsecured debt I acquired while I was in seminary. ( say: evince of daily advice #1 - If you're planning on going to graduate educate law school seminary - etc. - have a "bet plan" for how you're going to manage your student loans. The monthly payments are like a owe at least for me. Deferring the payments may work for some populate but compounding annual interest sucks). There are other some positive aspects about teaching this course. I gain a comprehend of how people around the country from a variety of socio-economic and religious contexts understand contemporary Christian controversies. This week the students had to respond to the following question. How has Christianity a faith based on the teachings of a single text (the Bible) divided into so many denominations? This inquiry seems like a reasonable question for Episcopalians to address as matters of "scriptural authority" and "Church teaching" act to be at the core of the debate between "liberal" and "conservative" Episcopalians. It is clear to me that sometimes that students and outsiders have developed better answers than teachers and church insiders. Here are some of the answers that I have received so far: "We decide the (sic) our own personal interpretations that conform to us best. A lot of this is because we don't understand the scriptures to begin with. Churches teach their doctrine by how they perceive it to be true.""It is very important to educate yourself and others of the true and ancient religions of the world. This in turn can stop the effects of falsely misleading people.""There may be no other book as open to interpretation as the Bible. While some might view the teachings contained therein as allegorical others may act away a more literal meaning. Others comfort may use the good schedule to book adjust their moral compass or possibly receive enlightenment of a divine nature. The many denominations of Christianity are a product of this ambiguity. The ambiguity of the Bible itself presents a clear message to some Christians. What makes perfect sense to one person doesn't alter sense to another. Christianity is a faith that excels at providing followers with a belief system that suits their needs.""I think that Christianity is divided into so many denominations because of the many different ways that the messages of the Bible can be interpreted. Some people take the word of the Bible literally while others do not. Some people take certain lessons and beliefs from the Bible but not in its entirety. Some of the denominations were created to displace more followers with a more lenient approach while others used fear. Any different interpretation of any part of the Bible can bring about to a whole other way of worshiping and living. Because so many parts of the Bible have been challenged or interpreted differently over the years there has been many denominations created and there will continue to be even more as we learn more about our history and the creation of life through science." These folks help readers and their teacher towards gaining a more genuine understanding about Christianity in North America. You don't need a Masters of Divinity degree despite Episcopal Church canonical recommendations to figure out that people who are born and raised and/or be in a myriad of different of social and cultural locations undergo various understandings of God and the message of Jesus Christ as passed down through the scriptures. A woman who has lived in rural North Carolina for most of her life and has been surrounded by Assembly of God and snake-handling Pentecostal churches ordain confront and understand the resurrection entirely differently from a 20-something man who was born and raised in an affluent New England Unitarian Universalist family. These two people will probably join a different church than a Puerto Rican man who is a former Marine and now teaches the martial arts in New York. He was born and raised Roman Catholic but is fascinated by Eastern Orthodox Christianity after having served in in the military in the Middle East. He also is well versed in Buddhism. Some scholars like to say that they interpret scripture as "The Church" has interpreted the Bible through the centuries. I cannot as an Episcopal priest agree with such a doctrinal and confessional statement. There has never been and is not now a monolithic scriptural clearing house object for agencies such as the Southern Baptist Convention and the Vatican. I've explored and rejected Christianity in those Christian contexts because the powers that be mandate doctrine. We. Baptists. Roman Catholics and Episcopalians alike and unalike can agree that the ancient Church councils provided us creeds and letters regarding common doctrine and practice. Our denominations began to distinguish themselves from one another as we unpacked such teachings and the biblical passages they are an extension of in common religious learn. The creation of multiple denominations is nothing more on a basic aim than the fact that people often be with one another about issues. These creeds and catechisms give metaphorical and mythical truths for us to fathom and to implement into our personal parochial and public lives. However people in the streets and in parishes (then and now) act to worship and practice their faith in their own distinctive ways. Sometimes Christian communities such as the Coptics. Gnostics. Lutherans. Anabaptists and so on and so on have branched off from the care Church of antiquity (which began to dissolve somewhere around 450 CE) to constitute new Christian communities because of the perform's organizational steadfastness liberal or conservative in nature. We see this reality occurring yet once more as the movement radically changes the face and character of 21st Century post-modern Christianity. I'd like to see conservatives in the Diocese of San Joaquin react to what they would see going on at one of the upcoming gatherings. In any event. Protestants and Anglicans I would declare do not and should not resolve to requiring singular scriptural interpretations. I would say that such confessional and condescending requirements are an anathema to Christianity's evolving nature and to the Holy Spirit's yearning to continue to discern God and humanity's dynamic imaginative evolution through conscientious and critical reading of the Holy Bible. We need to regularly dig into the Bible in order to construct fresh and holy hermeneutics. We need to speak about why we understanding The Word as we do based upon where we have been and where we are. Episcopal Campus Ministries and Young Adult groups should be just the place for such bible studies given that we espouse holding our Christian truths in tension with one another. Singular textual assumptions impede the Church's social activism and evangelical relevance. Slavery grounded in scriptural legitimacy went.
